have the opportunity to hear from the North District police department
and from a
representative of the Residence Response Center.
this month's meeting, our guest is Mark Bunbury, President of Farms In
The Heights. Mark will provide a preview of the upcoming Riverview
Farmers Market season. We'll also be discussing and reviewing the draft
R2 zone for Palisade Ave and be polling for opinions on elements of the
drafted new Palisade Ave R2 zone. We'll also have updates on the
Riverview Park renovation plans.
Palisade Ave - What's Next?
There has been no shortage of activity along Palisade Ave - and our
"Main Street" is evolving. Construction is underway all along the Avenue
including at 380 Palisade, 387- 391 Palisade, and 500 Palisade Ave.
Pizza Vita, just opened its doors at 435 Palisade Ave after building a
following as a food truck vendor at the Riverview Farmers Market for the
past few seasons and business appears to be humming along for Low
Fidelity, Congress Station and "veterans" Fox & Crow and ModCup to
name just a few.
The proposed development for the former Palisade Lumber site is
scheduled to go before the Planning Board for site plan approval in the
near future-- one of the last steps before permits can be pulled and
construction can get underway.
The current proposal is 46 units, 5 stories along 222' of Palisade, two retail spaces and 41 parking spots. You can review the current plans here. RNA will continue to post updates as additional information becomes available.
At this month's RNA meeting,
we will review and discuss a draft of the proposed changes to the zoning
along Palisade Ave (Palisade Ave from Booraeum to Congress known as the
R2 zone) that is the result of feedback from the January RNA meeting,
discussions by the RNA Zoning Committee, RNA board and discussions with
other Heights organizations and leaders. The draft R2 zoning
includes changes to the bulk standards in the zone (height, density, lot
coverage, etc), permitted uses and parking standards among
others. Please be sure to attend to review and discuss the

Two More Developments Slotted for Public Hearings on April 26th
in the Heights is not limited to Palisade Ave. On Thursday, April
26th, two applications before the Zoning Board: 262-266 New York Avenue
and 506-508 Central Ave (C-Town site).
The application for
variances for 262-266 New York Ave includes 4 stories, 11 units and 6
parking spaces with 1 live/work unit on the ground floor. RNA has voted
to support this application.
The application for 506-508 Central
Avenue proposes 5 stories (3 stories fronting on Cambridge Ave), 20
units, 10 parking spaces and a retail space on the ground floor.
RNA has chosen to remain neutral on this application and defer to the
neighbors in that area.
The Zoning Board will likely vote to
approve or deny these applications on April 26th. Anyone wishing to
speak in favor or against these applications needs to attend the Zoning
Board meeting starting at 6:30PM at City Hall (280 Grove St).
Executive Order halts Demolition
the end of March, Mayor Steven Fulop issued an executive order
instituting a six month moratorium on the issuance of demolition permits
and 4 Family buildings or structures (which are predominant in our
area) with the exception of structures deemed unfit for occupancy
by the Construction Official or which is in immediate danger of
collapse. The order requires the Planning Department to propose
amendments to the zoning within 30 days to better preserve historically
significant buildings. Additionally, we hope that Planning will
provide new guidelines/rules that encourage better quality construction
and preserve more street parking.
This executive order is being challenged in court by several developers. You can read the text of the Executive Order here.
|Great Jersey City CleanUp - April 28th
In honor of Earth Day, the City of Jersey City and its community partners will once again be hosting its annual Great
Jersey City CleanUp on Saturday April 28th from 10AM - 2PM. The
Ward D location will be in Riverview Park (See Event invitation on
Facebook: https://www.facebook.com/events/2095903227352227/. Volunteers
are requested to meet at the gazebo in Riverview Park at 9am.
There will also be an anniversary party at The Cliff starting at 3:00pm
where all clean-up volunteers will receive a free drink! More
details on the cleanup will be announced/posted in the coming
There is also a free tree give-a-way program on the same day in Riverview Park from 10am to 11:30am.
this citywide initiative, residents are encouraged to clean parks and
streets, maintain tree pits and planters, while also separating
recyclables from non-recyclable items. You can register to
