County Executive Tom DeGise will speak briefly about the application for $500k in Hudson County Green Acres funding for the renovation of Riverview Park and the owner and new architect for 520 Palisade (old firehouse) will present their latest development plans for the site.

Owner Returns with New Plans for 520 Palisade Ave

New proposed plans for the 520 Palisade Ave (old firehouse) will be presented by the new architect for the project, Lee Levine, and by the owner - Pronti Construction for questions and feedback from the community.  The previous plans that went to the zoning board last October were denied by the Zoning Board after significant opposition from the immediate neighbors.

The new proposal is mixed use with Retail space(s) on the ground floor and dwelling units above. Plans presented to the RNA board previously has 20 units, retail on the ground floor, 6 stories with setbacks at the 2nd and 6th floors, a restored facade, and no parking.

This is an opportunity for members of the community to listen to the development proposal and provide feedback and get questions answered. This is not a legal hearing on the development application, ultimately this project proposal will be heard before the Zoning Board of Adjustment.
New Zoning Codified for Palisade Ave

After several years of discussions among Heights Community Groups, their respective memberships, community members, and a public hearing and vote at the City Council, the new R2-D zone is in effect along Palisade Ave between Ferry St and Congress St. Here is a link to the new zoning ordinance.

The new zoning allows a modest increase in height and density in certain circumstances, provides bulk standards for mixed use buildings, and clarifies some gray areas that were present in the previous zoning.  We appreciate the community's efforts as well as the Planning Department and the city council in getting this new zoning implemented. We will continue to work with JC Planning on the broader R1 zoning issues that effect the majority of the Heights.

Dedication Plaque Installed Honoring Maria Tuzzo

Tuzzo plaque
The dedication ceremony for the Maria Tuzzo Volunteer Pavilion -  also known as the Gazebo - took place last September, but the plaque honoring her and the example she set for the neighborhood, was only recently installed.  Please stop by to check it out and while there enjoy the blooming native plants that surround the pavilion and take in the stunning views as well.
